Rentals

Rental houses and rooms in inns are relatively inexpensive accommodation options. They are suitable for young heroes and craftsmen who do not yet have a place to lay their heads, as well as for guilds that want their own room or building directly in the city. If you are interested in renting luxurious accommodation in a city protected by guards, this is the option for you. Rental houses benefit from being close to city shops and are usually far more luxurious than player-built houses. Regular monthly rent is charged. Items may not be placed around rental houses (except decorations and publicly useful items such as forges).

A better, but more expensive, housing option is owning your own house. Details can be found in the Basics section, in the Houses chapter.

Types of rentals

There are two types of rental premises: houses and rooms in inns. They differ essentially only in price and the appearance of the Renter's Board (rental sign). Inn rooms are generally smaller and cheaper, but also less secure. The general rules are the same for both types of rental.

Renter's Board

Every rental house or apartment is equipped with a Renter's Board. The notice board displays information about the property and the rental price. You can rent an available house through it. A rented house can also be managed and modified through the board.

Furnishing rooms and houses

Unfortunately, rooms in inns are often buggy, so we recommend obtaining a Secure Chest or a secure chest for your room and storing more valuable belongings in it. GMs do not investigate the disappearance of property.

Do not page GMs to remove beds or other furniture from rooms. These items are fixed in the game and cannot be removed even by a GM.

How do I obtain a rental?

Available rental

An available rental is marked "available" in the property list further down the page. You can obtain it either by exchanging a rental deed, which may be obtained from the previous owner or from treasure. Most commonly, however, you rent a house through its notice board: double-click the board and choose “Rent!”. The rental fee is three times the monthly rent. For example, if the rent is 20k per month, renting it will cost 60k. This applies only if you do not own a rental deed. Available rentals generally arise after a rental expires and the premises are cleared.

Rental deed

You may obtain a deed authorizing a rental from treasure or as a reward for completing a quest. It is marked "quest only" in the list—this means the deed is, or will be, placed somewhere in the world, or that its owner has not yet claimed it. The deed is transferable; if you own it, you may give or transfer it to another player. However, be warned: if the deed is not redeemed within a specified period, it becomes invalid and the rental is released. Deeds are generally for smaller houses or terraced houses in the countryside.

Auction

If a rental is marked "at auction" in the list, it means that a public auction of the property will take place on a date announced in the news. The highest bid wins the rental. Properties that are exceptional in some way (size, location, etc.) generally go to auction.

Paying rent

Carefully keep track of the rental period and the rent you have paid. Payment is made by double-clicking the house's Renter's Board. Anyone may pay the rent, but it is credited to the current owner; therefore, if you do not wish to sponsor the current residents, do not pay rent on someone else's house. Rent may be paid no more than three months in advance. Rent remains valid on the date shown on the board and website.

Houses with unpaid rent are automatically marked with a sign informing players of the overdue payment. After a certain time, the house will be automatically cleared; however, foreclosure may be carried out earlier without warning if necessary. For your own sake, regularly check the information on the Renter's Board and on this website.

In the event of an automatic clearing, non-payers can find their property in their bank, or—through the goodwill of the gods—at the bottom of the Deceit dungeon for one month from the clearance date. After that, all property will be permanently deleted. In this case, unsecure property in the house is placed in the Secure Chest of the character to whom the rental was registered. Other Secure Chests are placed separately. Please note that GMs reserve the right to decide which property is valuable and to place only valuable property in storage for non-payers (so do not expect to find empty cupboards or secure chests containing 50 steaks and one resurrection robe).

Please be aware that if the character to whom the rental was registered has been deleted, a nonsensical owner name may appear on the board, or the board may disappear altogether. In that case, the rental is considered available, and the same procedure applies as for unpaid rent.

Transferring rentals

Transfers are always carried out using a rental deed, which the current owner can have issued through the Renter's Board menu. A fee equal to two months' rent is charged for the deed.

Consequences of creating a rental deed:

  • Any remaining rent is deleted.
  • By creating the deed, the former owner automatically relinquishes all remaining property in the premises, including decorations and portals. Any remaining property will be deleted no later than before the transfer to the new owner—the deed holder.

If a house is owned by a guild, you must ask a GM to create the transfer deed.

The holder of a rental deed receives the house key in exchange for the deed through the page system. Player-created deeds are valid for a maximum of 30 days. After that they disappear automatically and the house is considered forfeited.

House owner privileges

The rental owner listed on the Renter's Board or sign has the authority to request certain actions from GMs. Most of these are paid services, generally costing 10K per action.

  • They may request replacement doors (10K per door leaf). When replacing multiple doors, they may request one key for all of them.
  • They may request removal of any item (10K per item) from the house or its immediate surroundings. If they request removal of a Secure Chest, it may be placed in the non-payers' house at the GM's discretion. Note: some items (so-called statics) cannot be removed; they are permanently coded into the map—especially beds, tables, and similar furnishings.
  • They may request that items in the house be locked down (10K per item).
  • They may request that locked-down items be moved (10K per item).
  • They may request the creation of decorations and portals (see the modification price list for prices).
  • They may place one Secure Chest by the house.

House owner obligations

  • Pay rent on time. If rent is not paid, the house is cleared without compensation.
  • Keep the premises tidy. If the number of items in the house exceeds a reasonable limit, items may disappear without compensation or end up at the bottom of Deceit. In that case, the owner will be notified by a message in the house.

In the rental list, inn rooms have a number made up of the house number and room number. For example, room no. 1 in the Sweet Dreams Inn in Britain is marked as 10101.

Renting animal pens

No new animal pens are available. In existing pens, it is forbidden to use them to breed animals other than those from the respawns. Violating this rule is punishable by cancellation of purchased spawns without compensation, or by forfeiture of the pen rental. GMs do not resolve disputes concerning animals in a pen (taming, killing, etc.).

For a newly acquired pen, spawns of a domestic animal can be purchased for 200k. In existing pens, the type of animal spawn may be changed for 200k per animal.

Buying out a rental into personal ownership

You may buy your rented house into personal ownership for a substantial fee.

The buyout price is set according to the rent of the given property:
For every 5k of rent: 500k gold
For every 10k of rent: 1× Bronze Statue
For every 25k of rent: 1× Luxury Cloth

For example:
10k – 1M, 1× Bronze Statue
15k – 1.5M, 1× Bronze Statue
20k – 2M, 2× Bronze Statue
25k – 2.5M, 2× Bronze Statue, 1× Luxury Cloth
30k – 3M, 3× Bronze Statue, 1× Luxury Cloth
40k – 4M, 4× Bronze Statue, 1× Luxury Cloth
50k – 5M, 5× Bronze Statue, 2× Luxury Cloth

Animal pens and hotel rooms are excluded from the purchase option. Ownership is tied to the registered owner; if that owner changes, the house returns to the “rent-paying” state.

No statues, GP, or Luxury Cloth are returned for a cancelled buyout.
